Santos Road started shortly after we completed the renovation of our client's family home in Fulham. Having experienced the process of a full refurbishment first-hand, she approached us again when considering the purchase of a property in Putney, looking for a team she trusted to oversee the project from initial assessment through to construction and completion.
This is increasingly how many of our projects begin. Clients are not simply looking for a contractor to build from a set of plans; they are looking for experienced project leadership, clear communication and a trusted team capable of managing every stage of the refurbishment journey.
The property itself offered significant potential. Planning permission had already been secured for a rear and side extension at ground floor level, together with a first-floor extension that would create an additional bedroom and bathroom. While the existing layout felt constrained and underutilised, the opportunity was clear: to transform a modest two-bedroom maisonette into a generous three-bedroom home designed for modern living.
From the outset, our role extended beyond construction alone. Working closely with the client, we helped refine the brief, coordinate design decisions, manage the programme of works and oversee every aspect of delivery on site. The objective was not simply to increase square footage, but to create a home that felt thoughtful, welcoming and enduring.
Over a nine-month programme, Santos Road underwent a complete transformation. Structural alterations, extensions, interior refurbishment, bespoke joinery, kitchen installation, bathrooms, decorating and finishing works were all carefully coordinated through a single programme of works managed by our team.

The Brief: Something Worth Living In
From the very beginning, our client's ambition for this project stood apart from the typical rental investment approach. Having recently completed her own home renovation, she understood first-hand the difference thoughtful design and careful detailing can make to everyday life.
The brief was clear: warm, homely and inviting. A deliberate departure from the white-and-grey palette that dominates so many rental properties. Quality materials that would stand the test of time. Thoughtful storage solutions that would make day-to-day living easier. A home designed to attract people who would genuinely enjoy living there.
Planning permission was approved for a rear and side extension at ground floor level, with a further extension on the first floor creating an additional bedroom and bathroom. The result transformed what had been a two-bedroom maisonette into a generous three-bedroom property with two bathrooms and a beautifully open-plan kitchen, dining and living space.
The increased floor area undoubtedly enhanced the property's value, but more importantly it created a home that feels balanced, functional and comfortable to live in.
Design, Construction and Project Management Under One Roof

At Santos Road, our role was to oversee that process from start to finish.
Working closely with the client throughout the project, we coordinated every stage of the refurbishment, ensuring that design intent remained protected during construction while maintaining programme, quality and budget objectives. This joined-up approach allows decisions to be made quickly, problems to be solved proactively and the overall vision for the project to remain consistent from concept through to completion.

The Details That Make the Difference
Hardware and Finish
Throughout the property, we specified Corston hardware, selecting a combination of bronze and brass finishes. These details may appear subtle, but they contribute enormously to how a home feels once complete. They are the finishing touches that elevate a property from simply renovated to genuinely considered.
Storage: The Overlooked Priority
Storage is one of the most underestimated elements of good residential design.
At Santos Road, we prioritised built-in storage throughout the home, creating practical solutions that support everyday living while helping the spaces feel calm and uncluttered.
Working closely with our trusted joinery partner, we designed and commissioned bespoke wardrobes for the principal bedroom featuring slim-profile in-frame beading. The detailing nods to the Victorian character of the property while maintaining a clean, contemporary feel. The result is storage that feels fully integrated into the architecture of the home rather than added as an afterthought.
The Principal Ensuite
One of the most transformative changes to the first floor involved converting the former kitchen into a generous principal ensuite.
The new layout allowed space for a freestanding bath, walk-in shower and double vanity, creating a room that feels calm, spacious and intentionally designed. A concealed utility cupboard accessed via jib doors from the hallway houses the washing machine and tumble dryer, allowing practical functions to remain hidden without compromising the overall aesthetic.
Chrome fittings from Lusso Stone complete the scheme, giving the room a timeless and understated quality.
The Pantry
Our client had fallen in love with the walk-in pantry we created in her Fulham home and wanted to incorporate the same idea at Santos Road.
A redundant cupboard adjacent to the kitchen provided the perfect opportunity.
Accessed through half-reeded glazed doors, the pantry conceals everyday storage while maintaining a sense of openness and light. Yellow-painted shelving, Corston brackets and a stone worktop cut from kitchen offcuts create a space that feels cohesive with the wider design scheme.
A linen undercounter curtain introduces texture and softness, while a dedicated coffee station ensures the room is as practical as it is beautiful.
Flooring Throughout
The entrance hallway features chequerboard stone flooring from Mandarin Stone, chosen both for durability and as a subtle reference to the Victorian origins of the property.
Throughout the living spaces, we specified engineered timber flooring from Eco Hardwood, a product we know and trust well. In the bedrooms and on the stairs, carpet from Unnatural Flooring provides warmth, comfort and acoustic softness where it matters most.
Colour and Character
The kitchen cabinetry was hand-painted by our decorating team in Dimity by Farrow & Ball, a warm off-white that works beautifully alongside the brass hardware and natural stone surfaces.
Elsewhere, we kept the palette intentionally soft and neutral, creating a calm backdrop that allows future occupants to make the home their own.
The hallway became an opportunity to introduce more personality. After initially considering De Nimes by Farrow & Ball, we ultimately selected Faded Terracotta. The colour immediately adds warmth and character upon arrival, transforming what could have been a purely functional circulation space into one of the most memorable areas of the home.
When paired with the half-dado panelling and architectural detailing, it creates an atmosphere that feels both welcoming and timeless.
A Successful Outcome
The renovation took nine months from start to handover.
As the project neared completion, the finished home quickly attracted interest and a tenant was secured before the final snagging works had concluded. While this was undoubtedly a positive outcome for our client, what mattered most was that the property had become somewhere people genuinely wanted to live.
Looking back, Santos Road reflects the type of work we deliver across South West London and Surrey: carefully considered residential refurbishments managed from start to finish by a single experienced team.
